The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Board of Asbestos, Lead and Home Inspectors. For more detailed information, please contact the Board. Graduation of AREA’s course is recognized for a free 1 year membership in the National Association of Home Inspectors (NACHI) obtaining full benefits, and discounted membership in the Housing Inspection Foundation (HIF).

Home Inspector - Initial License

Certification Requirements - All applicants for an Virginia Home Inspector Certification must:
- Be at least 18 years of age and have a high school diploma or equivalent.

- Complete 35 contact hours of classroom instruction and have completed a minimum of 100 home inspections; or complete 70 contact hours of classroom instruction and have completed a minimum of 50 home inspections. Classroom instruction shall cover the content areas of the board approved examinations.

- Pass the National Home Inspectors Examination or another writen competency examination approved by the board.
- Submit evidence of having obtained at least $250,000 in general liability insurance.
- Mail your completed two page application, certificates of completion indicating successful complettion of a specified number of instructional hours and indicating the content area of the instructions, completed experience verification form signed by the supervising home inspector, copy of pass letter from the Examination Board of Professional Home Inspectors, copy of Certificate of Insurance, and $25 monry order or completed credit card insert.
Certificate Renewal

- As a condition of renewal, all certified home inspectors shall be required to affirm that they continue to maintain insurance. Failure to maintain the required insurance as directed by the board will result in the certification not being renewed or disciplinary action pursuant to this chapter, or both.

- Each certificate holder desiring to renew the certificate shall return to the board the renewal application form and the appropriate fee.
